
Tourist destination - Zawita
Kaj is a unique tourism project strategically located along the main road connecting Duhok and Amedi, on the eastern side of the Zawita Valley. The site covers approximately 4000 square meters, with a built-up area of approximately 3021 square meters, blending naturally into the landscape. The project consists of two levels, each designed to meet both practical and aesthetic needs.
The ground floor houses key facilities such as a spacious restaurant, a café, a dedicated meat preparation area, a bakery and several market spaces. These are supported by storage, washing stations and private bathrooms, ensuring smooth operations and convenience for each section.
On the first floor, the layout continues with an additional restaurant section and café area, along with more market space. This design increases the project's capacity while maintaining a smooth flow and a unified spatial experience.
One of the most prominent features of the Kaj project is its unique location above a natural watercourse, where the Zawita Valley water channel flows through the area. The architectural design embraces this natural feature, creating a close connection between the building and the environment. The main facade faces the main road and welcomes visitors, while the rear facade follows the shape of the mountain and offers peaceful views that enhance the project’s connection with the surrounding landscape.
The design focuses on harmonizing with the region’s rich natural environment, combining tourist facilities with the scenic views of the valley and mountains. The architectural style, material selection and layout are carefully selected to highlight the beauty and tranquility of the Zawita Valley, making Kaj more than just a practical destination – it will be an immersive experience for visitors.
